RENTAL GUIDELINES
PLEASE READ AND UNDERSTAND THE FOLLOWING INFORMATION.
Individual responsible for the rental must sign the Rental Application, must be at least 25 years old, must be an occupant during the entire booking, and is responsible for damage, and for the actions of all occupants and guests in the unit. If damage occurs, Rental Agency is authorized to apply the balance to guest credit card.
PAYMENT: Whether paying by check or credit card, total rent is due 30-days prior to arrival. For credit card payment, call 251-923-7788 for processing by phone. Visa, MasterCard, Discover, and American Express accepted. If paying balance by check, mail check to: Simpson Properties Group, PO Box 133, Orange Beach, AL 36561.
CHECK IN: No Earlier than 4:00 PM: Please do not arrive to property early. Housekeeping needs until 4pm to prepare your unit. While we will make every effort to have your unit ready by 4 PM, we are not able to guarantee it. If unit is ready sooner, we will notify you. Please walk through the property and report any damage, problems or discrepancies with the unit immediately upon check-in so we will know they occurred prior to your arrival.
CHECK OUT: No later than 10:00 AM: This allows cleaning time prior to the next guest. Late check-out could result in additional fees. Please let us know if you depart earlier. Call 251-923-7788.
DAMAGE: Unlike a hotel, these properties are privately owned. Please leave the property in at least the same condition in which you found it. If damage is reported, you are responsible for costs incurred and charges to repair will be placed on your credit card on file. These costs may also include time spent, and damage caused, by guests rearranging furnishings in or on the property.
MAX # OF GUESTS: The maximum number of guests is indicated on your rental application. Additional persons staying overnight may result in additional charges. This property may be used for family and small group vacations only. Weddings, receptions, parties, etc. are not permitted.
ASSISTANCE: If assistance is needed during your stay, call 251-923-9292.
PETS: Sorry but pets are not allowed.
SUPPLIES: Your unit has a starter set of paper towels, one roll of toilet paper in each bathroom, and one new trash can liner. Starter dishwasher detergent, small hand-soaps, and starter laundry soap is provided. You will need to supply dish-soaps, bath-soaps, shampoos, trash bags and laundry detergent.
KEYS: Entry codes will be provided on day of arrival when housekeeping inspection is complete.
TOWELS: Beach towels are not furnished. Towels or linens are not to be taken from the unit. Do not hang towels from any condo railing. It’s against condo Association rules. Please do not use hand or bath towels to wipe spills like wine or colored juices. Use paper towels instead. Also, please bring your own makeup removal washcloths. Most makeups will not wash out of the washcloths.
SAND/SUNSCREEN: Rinse sand from body and shake sand from towels at rinse station outside. If wearing sunscreen or tanning oil, please place a clean towel on condo furniture before sitting. Do not apply spray sunscreens inside the property or on the balcony. Chemicals stain the floor and furniture.
TRASH: All trash MUST BE SECURELY BAGGED. Trash must be deposited at least daily, into trash chutes or trash receptacles.
CLEANING: Please try to keep properties clean. Excessive cleaning needed after your departure resulting from sand, trash, food particles, spills, etc., may result in additional cleaning charges.
CANCELLATION: If you must cancel due to mandatory COVID-19 travel restrictions imposed by Federal or State Authorities, prohibiting you from arriving to our rental property, then we will fully refund your money less any applicable credit card fees. If you cancel 30-days or more prior to your reservation for reasons other these possible COVID-19 travel restrictions, all funds will be refunded, less a $100 cancellation fee and less any credit card processing fees. If cancellation is received less than 30-days prior to check-in, for reasons other than said COVID-19 travel restrictions, you will forfeit all monies paid-in. Once you have arrived at our property, no refunds will be given unless a mandatory evacuation caused by a Hurricane has been issued, in which case we will refund any unused portion of rent.
UNAVAILIBILITY: In the unlikely event that property becomes unavailable for any reason, we will at our option, either refund all monies paid or we will relocate you to a property of equal or greater value, as full settlement of said unavailability.
UNITS FOR SALE: Because these are vacation properties, it’s not unusual for them to be listed for sale. They may be shown during your stay, but not without proper notice. If it is shown, you are not required to leave nor are you required to clean and organize the unit. A showing usually lasts only 10-minutes and you will be notified well in advance.
NOISE LEVEL: Please be sure you are considerate of other guests. Others may not stay up as late or get up as early as you. Loud parties, irresponsible drinking, or under-age drinking are NOT allowed. Violation of this rule is grounds for immediate ejection and loss of funds paid.
PARKING: Parking availability is explained on your rental application and your Arrival-Departure sheet. Please plan accordingly.
SMOKING: This is a NON-SMOKING facility, including balconies and hallways, NO EXCEPTIONS. Violation of this rule is grounds for incurring additional charges for cleaning and fines from the Home Owners Association.
FALSE INFO: Any reservation obtained under false pretense will be subject to forfeiture of advance payment and/or rental money, and guest(s) will not be permitted to check-in or stay.
INDEMNIFICATION: Tenant shall indemnify and hold Owner and Rental Company, free and harmless from any liability for injury to or death of any person, including Tenant, or for damage to Tenant’s property arising from Tenant’s using and occupying the premises or from the act or omission of any person or persons, including Tenant, in or about the premises with or without Tenant’s express or implied consent.
Your signature on the Rental Application confirms that you have read this Rental Guidelines document and agree to the rules set forth herein.
SUGGESTED ITEMS TO BRING ALONG ON YOUR TRIP:
1. Sunscreen, Sunglasses, Hats. BEWARE: Harmful ultraviolet rays will create sunburn even on over-cast days. DON’TBE IN PAIN WHILE ON VACATION…WEAR SUNSCREEN ON ALL EXPOSED SKIN, ESPECIALLY ONSHOULDERS, CHEST & BACK, EARS, NOSE, FACE, BALD-HEADS, AND TOPS OF FEET.
2. Beach Towels, Beach toys, Binoculars, Camera
3. Water is important. Hydrate while on the beach. Drink lots of water, regardless of what additional beverages you maybring.
4. Hair dryers, curling irons, straighteners, etc. Not every unit supplies these items.
5. Beach chairs and umbrellas are available for rent from on-site beach service.
6. Washcloths for makeup removal
7. Favorite pillow and blanket
8. Portable fan or “white-noise” device for better sleeping-in or daytime naps.
9. Large cooler, minimum 48 quart size, for pre-chilling groceries, and for taking food home.
10. Smaller easy-to-carry cooler for to-and-from the beach.
